For Licensed Real Estate Professionals

Buyer agents are welcome and compensated

The seller is offering 3% buyer-broker compensation, payable at closing to the buyer's licensed brokerage, subject to a separate written compensation agreement and an accepted purchase contract.

3%buyer-broker compensation at closing

How it works

A straightforward, documented process

  1. Step 1

    Register your representation

Submit your license details and the buyer you represent. This documents your role for a clean, transparent transaction.

  2. Step 2

    Execute a written compensation agreement

Compensation is confirmed in a separate written agreement between the seller and your brokerage before or at contract.

  3. Step 3

Submit an offer on behalf of your client

Present your buyer's written offer. The owner coordinates the purchase contract and closing directly with your brokerage.

The terms

What the offer does and does not cover

Stated precisely so nothing has to be assumed.

  • Compensation is payable to the buyer's licensed real estate brokerage, not to an individual agent directly.
  • It is contingent on a written compensation agreement executed before or at contract, and on the transaction actually closing.
  • Broker compensation is not set by law and is fully negotiable.
  • This is a direct-owner offer made outside any multiple listing service. It is not an MLS offer of compensation.
  • Nothing here overrides the written buyer agreement between an agent and their client, or the policies of the agent's brokerage.
  • Registering a buyer does not by itself create a compensation agreement.
